Repair Brick and Stone Before It Gets Worse

Masonry repair in Houston is mostly about water. Mortar joints wash out, bricks crack where the ground has moved, caps work loose, and white salts bloom across a wall after a wet month. Each of those is a symptom, and a good repair finds the cause before it touches the mortar.

Texas Urban Elements repairs outdoor brick and stone across the Houston area: garden walls, columns, planters, seat walls, outdoor kitchens, fireplaces, steps, and brick patios. We repoint joints, replace cracked units, reset caps, clean efflorescence, and seal masonry with breathable products that suit a humid climate.

Signs Your Outdoor Masonry Needs Repair

Small problems cost far less to fix than to ignore. Open joints let water into the wall, and that water carries salts, feeds algae, and works on the core behind the brick or stone. Catch it at the joint stage and you repoint. Wait, and you may be rebuilding.

    • Mortar joints that are recessed, sandy, or crumble when scraped with a key
    • Stair-step cracks along mortar joints, or cracks splitting bricks and stones
    • Loose, rocking, or cracked caps on walls and columns
    • White, powdery deposits on brick or stone, known as efflorescence
    • Brick faces flaking or popping off, known as spalling
    • Dark wet bands at the base of walls, or water seeping through planter walls
    • Gaps opening between a feature and the patio or house

What Causes Masonry Damage in Houston

Settlement cracks are the most common structural issue. Clay under a dries and shrinks in a long summer, swells in a wet spring, and the masonry above rides along. Stair-step cracks through mortar joints usually mean one end of a wall has moved relative to the other. A crack that is wider at the top than the bottom, or that keeps growing, points to a footing problem that repointing alone will not cure.

Water is the other driver. Downspouts dumping against a garden wall, sprinkler heads spraying brick every morning, flat caps that let rain run down the face, and planters with no liner all keep masonry wet. Wet masonry grows algae under shade trees, pulls salts to the surface, and loses mortar faster. Tropical storm rain driven sideways finds every open joint.

    Our Masonry Repair Services

Each repair is matched to the masonry in front of us. The goal is a repair that blends in and lasts, without making the wall harder or less breathable than the original.

    • Repointing: raking or grinding out failed mortar to a depth of about two to two and a half times the joint width, then packing new mortar in layers and tooling it to match
    • Brick and stone replacement: cutting out cracked or spalled units and setting matched replacements
    • Settlement crack repair: diagnosing movement, correcting drainage, and repairing or rebuilding affected sections
    • Cap resetting: lifting loose caps, re-bedding them, and adding a drip edge where possible
    • Leak repair: tracing water entry at caps, joints, planters, and kitchen counters and closing the path
    • Efflorescence and stain cleaning with methods matched to the material
    • Water-repellent sealing with breathable penetrating sealers

    Repointing and Mortar Matching

Repointing done wrong does more harm than leaving joints alone. New mortar has to be softer and more permeable than the brick or stone around it, so that future movement and moisture work through the joint, which is easy to repoint again, instead of through the brick. Older brick laid in lime-rich mortar should be repointed with a compatible lime-based mix, not a hard Portland cement mix that can crack and chip the brick edges.

We also match the look: sand color, joint width, and tooling profile. A concave or V joint sheds water better than a raked or flush joint. On walls that are mostly sound, we repoint the failed areas. When joints are failing everywhere, full repointing gives a more uniform result.

    05

    Efflorescence Cleaning and Masonry Sealing

Efflorescence is salt carried to the surface by water moving through masonry. On new work it often fades on its own in the first months. Persistent blooms mean water is still getting in, so we find the source first. Cleaning starts with dry brushing, then, if needed, a masonry cleaner suited to the material, applied to a pre-wetted wall and rinsed thoroughly. We avoid high-pressure washing, which cuts into joints and drives water deeper into the wall.

Sealing comes last, after repairs and cleaning. For vertical brick and stone we use breathable penetrating water repellents, typically silane or siloxane products, which cut water absorption while letting vapor escape. Film-forming acrylic coatings can trap moisture behind the face in our humidity and then peel or cloud. Horizontal surfaces such as brick patios may suit different products; see paver sealing.

    Masonry Repair Cost Factors

Repair costs depend on scope and on what is causing the damage. Fixing the cause, such as moving a downspout, is often part of the job. Our ballpark price tool is a starting point, and a site visit tells us what is really going on.

    • Linear feet of joints to repoint and how deep they have failed
    • Number of units to replace and how hard they are to match
    • Height of the work and whether scaffolding is needed
    • Whether a footing has moved and needs correction
    • Area to be cleaned and sealed
    • Related drainage or irrigation fixes

    07

Fix the Cause, Then the Masonry

Many repairs pair with a small drainage fix. Downspout rerouting carries roof water away from walls and columns. Irrigation repair adjusts heads that soak brick every day. A wall that leans or bulges because it holds back soil is a job for our retaining wall repair team, and if a slab under the masonry has cracked or dropped, concrete repair may come first.

As a masonry contractor in Houston since 2016, we handle the repair and the water problem behind it with one team. A Home Scout visits before any proposal is written, the proposal is itemized, and the price we quote is the price you pay. We return 72 hours after completion to walk the work with you.

    Masonry Repair Questions

How do I know if a crack in my brick wall is serious?

Hairline cracks in mortar that are not growing are usually cosmetic. Be more concerned if a crack is wider than a coin's edge, wider at one end than the other, runs through the bricks themselves, or keeps growing over a few months. Leaning, bulging, or a gap opening at the base also signals movement. Those cases need the footing and drainage checked before repair.

How often does outdoor brick need repointing?

Well-made mortar joints can last for decades, but exposure varies. Joints at the tops of walls, under downspouts, near sprinklers, and on caps wear first. Instead of a fixed schedule, inspect your masonry every few years and after major storms. When joints are recessed more than about a quarter inch or crumble when scraped, it is time to repoint those areas.

    Will pressure washing remove efflorescence?

It might remove it briefly, but it often makes things worse. High pressure forces water into the masonry, which dissolves more salts that bloom again as the wall dries, and it can erode mortar joints and soft brick faces. Dry brushing, followed by a suitable masonry cleaner and a gentle rinse, works better. Stopping the water source is what keeps it from coming back.

Should I seal my outdoor brick or stone?

Sealing helps where masonry stays wet, stains easily, or grows algae, but only with the right product. Breathable penetrating repellents such as silanes and siloxanes reduce water absorption while letting vapor escape. Glossy film-forming coatings can trap moisture and peel in Houston humidity. Repairs and cleaning should be done first so the sealer is not locking in problems.

Can you match old brick and mortar?

In most cases we can get very close. For brick, we look for salvaged units or current products with similar size, color, and texture, and we may borrow brick from a hidden area for the visible repair. For mortar, we match sand color, binder type, and joint profile. New mortar may look slightly fresher at first and blends in as it weathers.
